City of Denton Approves Cole Ranch Drainage Studies By Jennifer Alexander


The watershed divide of Roark Branch and Hickory Creek Tributaries extends through Cole Ranch so detailed studies were performed by LJA Engineering to analyze existing and future conditions with the development. In April 2021, a Master Drainage Study for existing conditions of Hickory Creek and Roark Branch was prepared and submitted in adherence with the Cole Ranch Master Planned Community (MPC) Ordinance No. MPC19-0001b preliminary plat process and followed the guidelines in Section 7.5 of the Cole Ranch Denton Development Code (DDC) and the City of Denton Stormwater Design Criteria Manual. This study has been reviewed and approved by the City of Denton.


Subsequently, a Phase 1 Drainage Study for the fully developed conditions of the Hickory Creek Watershed was performed to analyze the impacts of the proposed Phase 1 development at Cole Ranch using the approved Existing Conditions Master Drainage Study as a base. This study was submitted in accordance with our MPC and City of Denton Stormwater Design Criteria Manual to the City of Denton for review in June 2021. The Phase 1 development of Cole Ranch does not propose any modifications to or within the limits of the effective FEMA floodplain. The Phase 1 Drainage Study of the Hickory Creek Watershed was approved by the City of Denton on August 6, 2021.
